What Pawleys Island is like.
Pawleys Island has spent a couple of centuries resisting change, and it shows. The island itself is narrow and largely residential, with weathered cottages facing the Atlantic on one side and the creek on the other. On the mainland, a set of established golf and gated communities runs along Highway 17 under a canopy of live oaks.

Quiet by design. Beach walking, creek kayaking, golf, and a short drive to Georgetown or up to Murrells Inlet for dinner.

- Creek-front homes with marsh views and small-boat access
- Established mainland golf communities including Litchfield and Willbrook
- Proximity to Brookgreen Gardens and Huntington Beach State Park
- Barrier island properties have particular insurance, elevation, and maintenance considerations. Budget for them.
- The island is intentionally low-density and low-commercial. Services are on the mainland.
- Mainland communities vary significantly in dues and what those dues cover.
